How we work

Five steps, and you know the price before we lift a tool.

  1. Survey & brief

We come out, measure properly, look at how you actually use the space, and tell you what is and is not worth doing. Free within fifteen miles of Penshurst, and no pressure to book anything.

    Within 5 working days

  2. Fixed-price quotation

A line-by-line schedule: materials, labour, plant, waste, and building control fees shown separately. The number on the page is the number on the final invoice.

    Within 10 working days

  3. Drawings & samples

Workshop drawings, a door and drawer sample in your chosen timber and finish, plus the schedule of works with your start date and named site lead.

    2 – 3 weeks

  4. Build, fit, snag

Our own carpenters and joiners on site, one site lead throughout, and a daily tidy-up. You get a walk-round with the snagging list closed out before we ask for the final payment.

    As scheduled

  5. Aftercare

Two visits in the first year, a care sheet for the finishes we used, and a ten-year guarantee on our workmanship. Ring the workshop and you speak to the person who built it.

    10-year guarantee

What we cut

Six materials we know inside out.

We buy from two Kentish sawmills and one timber merchant in Tonbridge, all FSC certified. If you want something we do not know well, we will tell you rather than learn on your job.

  • English oak

Our workhorse. Structural frames, staircases, worktops and front doors. Best left to darken.

    Grown in Kent & Sussex
  • Ash

A paler, springier alternative to oak for kitchen doors and drawer fronts — takes paint beautifully.

    From FSC plantations
  • Walnut

Reserved for worktops, desks and inlay. Figured boards, hand-selected at the mill.

    American black walnut
  • Reclaimed pine

Salvaged floorboards and joists from Kentish demolition, de-nailed in the workshop and denailed again.

    Reclaimed & re-seasoned
  • Lime mortar

The only mortar we will put near a listed wall. Breathes, moves, and lets the timber do the same.

    Made to NHL 3.5
  • Welsh slate

Roof and hearth. We still cut it by hand for anything tighter than a 300 mm run.

    Penrhyn quarry, second grade

The workshop

The Old Sawmill, Fordcombe Road.

Iron & Oak started in a single bay of a disused sawmill in 1998, with one bench, one table saw and a Land Rover that did not always start. We have the whole yard now — 4,200 square feet, a spray booth, and a drying shed for timber.

Nine people work here: four carpenters, three joiners, one apprentice and two people in the office who answer the phone themselves. When you ring, you will not be passed to a call centre, and the person quoting your job is the person who will be on site for it.

Word of mouth

Most of our work comes from people we have already built for.

★★★★★

“They quoted £24,800 and that is exactly what we paid. The kitchen was cut in the workshop and only dry-fitted on site, so we ate at home every night of the build except two.”

Helen and Peter R. Kitchen · Cranbrook

★★★★★

“Fourteen sash windows on a listed house, and not one of them replaced with plastic. The conservation officer actually complimented the joinery, which I understand is unusual.”

Michael T. Restoration · Cranbrook

★★★★★

“Iron & Oak handled the whole side return — steel, build, roof, kitchen — and it was finished four days early. The site was swept every afternoon. I would not use anyone else now.”
